Bypass the Real Estate Agent and Those High Commissions
January 4th, 2011 . by adminWhile in most parts of North America the real estate bubble has effectively deflated, many people still find the high entry costs of real estate prohibitive. A culprit of these high prices is the real estate agent, who, having enjoyed years of high commissions for relatively little work, is reluctant to surrender further gains by reducing his cut of the proceeds. This symptom, combined with highly-leveraged homeowners, creates a situation where a higher than value asking price is expected to simply cover costs. While we may express sympathies to the parties involved, we needn’t fund their poor decisions; there are alternatives to the agent-buyer system. Many houses for sale will never come to the attention of buyers represented by an agent, as these house are presented by the owner; a great situation for the buyer and seller, but provides little incentive for the agent, unless the seller specifies “agents welcome”. So, if you have your paperwork in order, and possess a modicum of real estate acumen, why not search these bargains out yourself, and reap the savings? If you are looking for a property in Tennessee, you will want to search for sale by owner Memphis in the newspapers and online, as urban properties are generally of greater value than rural. Once a suitable listing has been found, check it out and make an offer- the cosmos will see to the rest!
